The primary role of the Architectural Control Committee (ACC) involves acting on requests for approval of alteration to the exterior of a building, fence, bulkhead, other structures, and landscaping. Approval must be obtained PRIOR to initiating work.
Any work done to the exterior of a building or structure needs to be submitted to the ACC except for minor repairs that are essentially like for like and small in scope such as:
• Replacing a broken window pane (replacing a whole window or door needs to be submitted unless it is the same size/style/color/material),
• Replacing a few pieces of damaged siding or decking with like material and color (replacing substantially all the decking or changing color/material needs to be submitted), or
• Repainting a small section of siding, trim, or a door with the same color paint.
Any landscaping needs to be submitted to the ACC except for routine maintenance and small changes such as:
• Replacing diseased or dead bushes or shrubs
(tree replacement always requires ACC submission),
• Planting a few new plants or shrubs, unless in a view corridor.
• New bark or mulch, or
• Patching or repairing a small section of a driveway with like material (replacing all or substantially all of a driveway or changing material needs to be submitted).
Any fencing or bulkhead changes need to be submitted to the ACC except for routine maintenance and small changes such as:
• Replacing a damaged board or post with like material and paint/stain, or
• Repainting a few boards with the same color paint or stain.
Any new sign needs to be submitted to the ACC except that no submission is required to have:
• One Real Estate yard sign during the period that the house is actively for sale, or
• Political yard signs, to be removed immediately after a primary or general election.
The CC&Rs remain the controlling documents as to requirements and restrictions for construction (“additions”), exterior alterations and landscaping.
